Picturesque Niagara-on-the-Lake is rich with history, with a strong planning policy for heritage retention and community character. All proposed development must be compatible with surrounding built form, architectural details, setbacks, landscape and streetscape. The site previously was known as the Johnson Estate House, a popular vacation-rental B&B.

Located in the heart of the historic Town of Niagara-on-the-Lake, Niagara Planning Group has begun the process to transform the former 0.8 ha estate lot zoned as Established Residential to Site Specific Established Residential, allowing 6 residential lots by way of plan of subdivision. The proposal also incorporates the retention of the historic horse stable and potential retention of the historic home as a secondary dwelling unit. Each lot will have similar setbacks, lot area, frontage, maximum building height, all according to a Streetscape Study demonstrating that the creation of lots will not negatively impact the character of the street and surrounding residences. An Arborist Report identified significant trees to be preserved, and these will be preserved through the subdivision process unless the decision is made to plant replacement trees. NPG ensured that every possible planning tool to preserve the historic character of the neighbourhood was included.
