A former Urban Highway Commercial lumber yard is being transformed into a vibrant, mixed density and mixed use addition to the surrounding neighbourhood, through a carefully orchestrated plan to ensure the new built form is complementary with existing neighbourhood character.
This prominent 1.52 ha site is located adjacent to Highway 20, a busy arterial road. Site design had to take into consideration the existing adjacent residential community and the highway commercial character along the main road. An Official Plan Amendment, Zoning By-Law Amendment and Site Plan Approval were required to allow the former employment site to become a desirable place to live, work and shop. The entire development consists of 23 townhouses, a 20,000 sq. ft. mixed-use building with ground floor commercial and apartments above, and a central amenity area.
Niagara Planning Group worked with the team so that the 23 townhouse condominium buildings located on the north boundary have a transition of height and scale to integrate with the adjacent neighbourhood. Units are oriented toward a central courtyard, while rooflines and rear facades are attractive and in keeping with the neighbourhood character. Extensive landscaping along Station Street, a major road providing access to the surrounding residences, creates an attractive streetscape character and entrance to the community. The central courtyard will be the focus of the new neighbourhood.
